Top real estate agents, use high end photos and video to show the prospect clients what makes them different from other Realtors. To secure new clients, images that capture the attention of buyers and present the property at its best are essential.  Even with typical listings we can make a strong portfolio to market sellers, since top interior Photography along with professional exterior and twilight shots make the greatest statement about real estate agents brand.

Photography for Interior Design & Architecture

The difference between architectural photography and real estate photography is not just who is ordering the assignment. This type of photography requires much higher level of attention to composition, details, lighting and quality. Any professional architectural photographer has vast experience, lots of skill developed by training and knowledge of photography to achieve the level of quality that architects, designers marketing managers with trained visual eyes demand. The goal in an architectural project is to create photos that preserve a unique creative style. Real estate agents require the photos as fast as possible to list the property and this is one of the main defences between Interior photography and Real Estate photography. To produce editorial photos for architects and designer we need to slow down the process of photography and post production.

Photography for property listings

If you are looking for a Toronto interior photographer for listing a property, it’d be my pleasure to work with you.  To make your property look its absolute best, I take enough time to capture and edit each and every of the images at the best quality possible. Many of the properties are not bright enough or the weather is too dull for a regular photo to be inviting and vivid. In so many of these cases our clients have been amazed by the quality and balanced-brightness of the images we produce using our dedicated off-camera lighting and multi-exposure editing techniques. This photography approach involves using supplementary strobe lighting to brighten the dark areas of a room and balance the light coming through the windows. After having the necessary layers of photos in camera on site, many hours of post-production and editing goes into each project to have the best possible images in terms of contrast, exposure, sharpness, accurate colours, highlight and shadows details, using  Adobe Photoshop, Lightroom, Illustrator, Bridge, ProShow Gold,  DxO Optics Pro, NIK Software, etc.

For every interior photography session, first I have a walk-through the property to decide what kind of light is necessary for each space, do I need a tilt and shift lens, which angel is the main selling point or what type of photos is needed to present a room (landscape, portrait, wide angle, details shots, etc.). At this point, I take note of any suggestions or inputs from agent or property representative regarding the features that I may not be aware of. Every Toronto interior photographer should be able to deal with constantly changing weather and available light. On sunny day the colour temperature is warmer than cloudy days and by using flash gels or skims we can manage to produce a balanced interior photo which can be used for many years for high end print and web marketing. To reduce unwanted colour cast (which can be result of artificial lighting, interior colours or lawn colour reflection through the windows) and/or increase the brightness of the dark areas,  off-camera supplementary lighting should be used as the last tool. Most of the heavy lifting is done by ambient and natural light, although flash layers can help the overall balance of the final interior photos. Main goal in using strobe lights is to incorporate it in a way that complements and enhances the ambient light to avoid unnatural and flashy look with harsh shadows which is mainly result of on-camera lighting.

Interior Design and Staging

We shoot different projects each day and it is suggested that all the staging, cleaning and preparations to be done prior to our photo session. Since our expertise is not in staging, it is better to have a professional stager to design and arrange the furniture for you but if tweaking or moving any furniture or accessory is necessary to have a better final image, I will point it out before proceeding.  In case of real estate photography, please make sure the property is cleaned, decluttered and staged prior my arrival. For more information to make the property photo-ready in sense of styling, decluttering and staging please check my STAGING and F.Q.A pages.

Firms and businesses that want to increase their brand reputation know that professional photography of their spaces is one of the most powerful tools to achieve this goal.  Architects, property developers and managers, are more and more aware of the value of stunning interior photography for their marketing to attract the prospect buyers or clients. Choosing the right photographer is the last piece of puzzle to have a successful marketing campaign. In this process you should look for a photographer with a strong portfolio of spaces which are similar to your property in sense of design, style and size. Taking photos of a basic bedroom requires different sets of skills than shooting a multi-level grand lobby of a hotel with many sources of mix lighting.
